    Neighborhood downtown Seattle. Its not NYC or LA but in the good hoods homes sell quick. No plans to sell anytime soon could care less but when I do a selling agent won't be getting a fat check.

    We bought without an agent and sellers did not use one as well.

    BTW OP sorry this happened but best to be honest. Get 2nd opinion and if there's issues so bad it. It just takes one buyer who wants the house and will fix the shit.

    We bought knowing there is a decommissioned oil tank in the back yard. Its out if service and decommissioned, we negotiated it in. No need to get tests and all that shit, its common for the area what u don't see, you don't know. When we sell we will be up front about that, are there horror stories? Sure but would I expect seller to dig up the tank and "see" if there was a $50k + issue? Unrealistic in the area so we let it go.

    Generally, you can hold them accountable... When my offices use an appraiser (or home inspector) they have to be approved by our home office first just for that fact alone... A quality home inspector will always stand by their work. The whole point of hiring one is to have an "experts" take on what condition your home's in...If they cant give you that, then whats the point of paying them good money to do a partial job?... If any of our inspectors or appraises have any verbiage in their contract(s) about them being "held harmless", there isn't a chance in Hell they'd be approved to work with our company .. They may as well just come out and say "I don't do a very good job, so I don't stand by my work" ....We also require that all of our home appraiser & inspectors carry a specific amount of E&O insurance in case they do miss something that turns out to be catastrophic.... Because there's a great deal of money to be made in the Real Estate industry, there's always been a big draw of shady types looking to cut corners or commit outright fraud ... If you're gonna do business with a lending, real estate, or escrow company its always a good idea to check them out a little beforehand to make sure they bring a respectable reputation to the table...
