    nice big deck on the back will always be used. face the back deck & kitchen into the morning sun so you have great breakfast sun & no killer overbearing afternoon/evening sun on the back deck.

    I built my own in 2004. Had to use one of my builders to get the construction loan because the banks wont give you the money if its the first home u built. I only had to hire out the roof (hate heights),the plumbing,drywall and flooring(didn't have enough time). Be prepared for a ton of work and headaches.

    I built my house in about 2008...

    The good is that it is completely custom and exactly what I want...
    the bad is that contractors can be very difficult and it cost twice as much as I had originally budgeted (most of it my fault because of constant upgrades) and took 3xs as long as estimated...

    Oh yeah I forgot I had to hire an excavator, to dig the hole and put in the septic, I also did not drill my own well.

If we had ours built I'd have less complaints because I am a maintenance whore......our home's previous owner did everything wrong so we had some fixing to do to get it to where it should be. I take some pride in that so maybe it isn't so bad after all.

    If you want one just be prepared for the commitment to maintaining it.....if you are a slacker you are fucked.

    Is your place real logs or pre-lam logs? It makes a big difference on the inside but the outside maintenance is the same.I looked at real log homes that were 5 years old and the doors wouldn't close and the trim was inches out of level and plum.

    Y'all can hate on modular, but they are sturdier construction than panelized and you save on property tax.

    I've read you can trade em in too, but I think mine my be too old to have trade in value (1979). Main beams in the basement are steel I-beams and the floor joists appear to be aluminum. It is designed to have a second floor put on (probably just dormer). If I was going to invest that much, I'd probably look into trade in, or knock down, and have a new one put on the foundation.

    Mine is actually a 2x6 framed house with 1/2 log exterior and about 75% interior. Real logs cut on the ends so it looks traditional "lincoln log" style. A real full log house, IMO, would be a total shitfest.....too much movement and hassle with log replacement (which will be needed) along with the nightmares of running electric, heat, etc. No way I'd get a full log house.....a part year cabin maybe.

    I will never have one built again; I would rather find something that is close to what I want and have it enhanced.
